While location plays a substantial role in the average cost, we know based on our experience in Central Ohio that the cost to replace your roof can cost anywhere from $4.25 per square foot on the lower end and $6.00 per square foot on the higher end.
Your roofer will often use the term of squares for a unit of measure, so if you have 2200 square feet of roof area your roofer may tell you that your home’s roof is 22 squares. If you’ve got a standard gable roof of 1,000 square feet (or 10 squares), you can expect your roof replacement to cost around $5,000 and $7,000.

Like all things, roof prices vary greatly based on a variety of factors. In 2022 we’ve installed roofs that are over $30,000 and others that are $6,000. If you’re asking quality contractors, all of their estimates will be fairly similar. If one comes in significantly under the rest, it is probably safe to assume something major is being cut.
When getting initial estimates from other roofing companies, be sure that the estimates list the work that will be performed, brand name products that the contractor is proposing to use, and the manufacturer & name of the roofing shingles that they’re proposing to use. Why are these important factors in the cost of your new roof?
There are many contractors who will want to use generic accessory items and low-cost shingles that don’t have the quality or warranty that a reputable contractor like Best Exteriors offers.
