Let’s dive in!

Should You Repair or Replace Your Roof?

Now before you call up the first roofer and sign up for a full roof replacement, it’s best to find out if it is necessary! Sometimes, a few repairs can do the trick and you can put off that replacement for another few years.

Perhaps you’ve moved into a new home recently and you knew that a roof replacement was in your future based on a home inspection or some routine maintenance. Others may not be as lucky and needing a roof replacement is a surprise to them. In either scenario, it is time to contact a quality contractor to inspect your roof and determine what is best for your home.

During an examination of your roof we will determine if a roof repair will help to prolong the life of your roof without needing a new roof installation. Sometimes a simple repair to replace missing shingles, fix any damaged flashing, or maybe fixing a leak in a vent, these repairs can do wonders to extend the life of your roof.

If it is determined that the roof can’t be repaired and you need a full roof replacement we will let you know what your options are. We will be transparent with our findings and provide photos and/or videos showing any issues, it is our job to provide you with all the necessary information so you can make the best decision for your home. After a thorough examination of your current roof, we will give you our honest opinion about the condition of your roof and what your best options are.

How Much Does it Cost to Replace Your Roof?

If it is determined that you need a full roof replacement then it’s time to answer the question we’re asked more than any other: How much will a new roof cost?

While location plays a substantial role in the average cost, we know based on our experience in Central Ohio that the cost to replace your roof can cost anywhere from $4.25 per square foot on the lower end and $6.00 per square foot on the higher end.

Your roofer will often use the term of squares for a unit of measure, so if you have 2200 square feet of roof area your roofer may tell you that your home’s roof is 22 squares. If you’ve got a standard gable roof of 1,000 square feet (or 10 squares), you can expect your roof replacement to cost around $5,000 and $7,000.

Top Roof Replacement Cost Factors

Like all things, roof prices vary greatly based on a variety of factors. In 2022 we’ve installed roofs that are over $30,000 and others that are $6,000. Some factors that go into the price are; home size, steepness of your roof, materials used, structural limitations, complexity of the job, and operating costs associated with being a professional roofing contractor. These costs include proper licensing, comprehensive insurance coverage, tools, and safety equipment for our crews and vehicles.

Quote and Estimate Tips

If you’re asking quality contractors, all of their estimates will be fairly similar. If one comes in significantly under the rest, it is probably safe to assume something major is being cut.

When getting initial estimates from other roofing companies, be sure that the estimates list the work that will be performed, brand name products that the contractor is proposing to use, and the manufacturer & name of the roofing shingles that they’re proposing to use. Why are these important factors in the cost of your new roof?

There are many contractors who will want to use generic accessory items and low-cost shingles that don’t have the quality or warranty that a reputable contractor like Best Exteriors offers. These low-cost products have a significant impact on the roof estimates you receive, if one is much lower than the rest it should be a red flag.

Another red flag is the contractor whose quote is very bland and generic without much detail or specifics. This vagueness is done on purpose, to take your eyes to the bottom line and distract the fact that you’re not getting the best roof for your home.

We don’t do that, in fact, our roof estimates (which are FREE) are typically over 15 pages and include all of the details you need to make an informed decision. If you are going to gather 3-4 quotes, we recommend you compare apples to apples to make sure you are getting the best roof for your home.
